 Livingstones has considerable experience in the role of Body Corporate Secretary with our aim to provide excellent to the owners. The effects of a property purchased under the terms of the Unit Titles Act 1972, and it's subsequent amendments, are not always widely understood hence the need to appoint a Secretary with experience. Livingstones has the advantage of being able to bring to the role our knowledge of both the property and accounting aspects of a Body Corporate Secretarial role where the focus is on the management of the common property.

Our duties as Body Corporate can include

  • Ensuring the unit owners, and tenants if applicable, comply with the provisions of the Unit Titles Act 1972, including amendments to the standard schedules (constitution) of the Body Corporate.
  • Maintain the Body Corporate register of unit owners.
  • Maintaining the books of account and preparing financial statements.
  • Collecting body corporate levies and paying accounts as they fall due.
  • Preparation of annual budgets.
  • Advice on and effecting of insurances for the property to ensure compliance with the Unit Titles Act 1972.
  • Ensuring as far as practicable that the common areas of the Body Corporate are ket clean, tidy, maintained and secure.
  • Develop a maintenance programme to be followed over a determined period of time.
  • Convene, attend and chair Annual General Meetings of the Body Corporate and liaise fully with committees as required.
  • Provide assistance for special projects in relation to refurbishment or town planning for example as required.
  • Preparation of Section 36 certificates which are required for the sale of unit within a Body Corporate.

As an experienced Body Corporate Secretary we

  • Maintain frequent and open contact with owners.
  • Keep accounts up to date.
  • Ensure AGMs are held at appropriate times.
  • Monitor contracts closely.
  • Sort out issues promptly and efficiently.
  • Respond promptly to inquiries.
  • Advise the Body Corporate on the setting up of an appropriate deferred maintenance fund for common areas.
